We break our services down into several distinct areas:

  • DETAILED DIGITAL PHOTOGRAPHS: Our reports have extensive description and detail and so we generally find photographs are rarely requested.  However, detailed digital photographs identifying and clarifying points at check-in and check-out are available upon request.
  • VIDEO RECORDS: These show the Schedule of Condition at the beginning and end of tenancies.
  • SAFETY RECORDS: We arrange independent certified companies to carry out gas & electric safety checks.
  • TESTING APPLIANCES: We check all electrical appliances at the start and end of tenancies.
  • INTERIM INSPECTION: We visit properties in mid tenancy and make interim reports.
  • PROFESSIONAL CLEANING: We arrange professional cleaning by independent companies.
  • REPAIRS: We arrange minor repairs to be carried out by independent companies at the beginning and end of tenancies.
  • END OF TENANCY DELAPIDATIONS ESTIMATE: We produce a report with estimated costs for replacement items or repairs. 
  • HIGH VALUE CONTENTS:  We liaise with insurance companies to ensure an addendum is added to the Inventory Report specifically listing high value items together with estimated values.  This is especially useful for properties with specifically high value contents, including fine arts and antiques.

What is an Inventory?

An inventory is not just a list which itemises furnishings and other contents. A well-prepared inventory will help to minimise disputes between landlords and tenants at the end of a tenancy.  The Inventories Inc approach to inventories is to produce a comprehensive and detailed inventory that accurately describes the condition and contents of a property. This will include:

  • Furnishings, pictures, cutlery etc, all fittings.
  • Bathroom suite, lights, sockets etc.
  • Structural items such as doors, ceilings, walls, windows etc. 

Because Inventories Inc is independent and has no affiliations with either landlord or tenant, we are able to provide a completely unbiased opinion about the property’s condition.  This helps remove many of the problems encountered if landlords need to resort to court action if there is a dispute at the end of a tenancy.

At Inventories Inc we aim to avoid many of the frequent problems which occur, such as:

  • Inventories being compiled on site at time of Check In (with or without tenants being present)
  • No immediate paperwork being present at Check In The tenant / landlord adding their own comments (in writing) later, often resulting in unnecessary and time consuming correspondence.
